How Our Land Buying Process Works

At Viking SKW, we make land buying affordable and simple. You can buy land for cash or we offer owner financing with NO hassle!

EASY OWNER FINANCING

You are approved! A credit check is NOT required to be approved for financing.

Here are the steps to get set up on our EASY owner financing:

Secure the property by paying the $250 document processing fee.

After the document processing fee is received, we draft three documents for you:

  1. Purchase Agreement

  2. Land Contract

  3. Promissory Note

Documents will be signed with Signnow.com.

Down payment will be made via secure payment link. Want to put more money down than is specified in the property listing? Just let us know, and we can structure terms that fit your budget.

For monthly payments, ACH or debit card are required. There is a 3.9% fee for monthly ACH and debit card payments.

Monthly payments will start 30 days after signing.

A monthly note fee of $12, monthly property taxes (and sometimes other fees like HOA/POA fees), and a 3.9% fee for ACH/card transactions are included in your automated payments.

We have a GREAT automated payment system, Geek Pay, where you can see your contractual documents and amortization schedule. You can also pay extra toward the property whenever you’d like!

Once the principal is paid in full, we deed the property to you within 2 weeks.

Please note: We prefer that you complete all payments before you begin making improvements on the property or living on your land parcel. You are welcome to visit the land anytime and to camp on the land per County regulations.

PREFER TO PAY CASH?

Some of our customers prefer to pay cash. To start this process, secure the property by paying the $250 document processing fee.

After the document processing fee is received, we draft two documents for you:

  1. Purchase Agreement

  2. New Deed

The Purchase Agreement will be signed with Signnow.com.

Once the new deed is notarized, we will provide you with evidence that the property has been deeded to you (i.e. via photo or video).

Payment to occur via bank wire (preferably). We will accept a credit card or PayPal transaction on some smaller deals. A credit card processing fee may apply.

Once funds are received, we will send the deed to the county for recording.

In most counties, we can record the deed electronically, so the process usually only takes a few hours.

Once the deed is recorded, we will send you a physical and digital closing packet with details about your land parcel, a copy of the recorded deed, etc.

PLEASE NOTE: All Cash Sales are FINAL.
